Eligibility for first home owner schemes

Stamp Duty Query

I have clients who purchased a vacant block in late 2016. They were first home buyers.

They have not yet signed a building contract.

They have had a change of circumstances and wish to keep the vacant lot and buy a house and land package nearby to build a small first home and then build a larger home on the vacant block at a later date.

They wish to know the stamp duty implications for same.

I assume they won't get the stamp duty exemption for the house and land package, but will they be entitled to claim the grant for the house and land package as they haven't yet claimed this in respect of their vacant block of land?

Thanks for the question.

Correct. The First Home Owner Grant (New Homes) scheme will be available to them.

If they previously received a stamp duty exemption or concession under the First Home—New Home scheme, then they will not be eligible for the First Home Buyers Assistance scheme.
